Now offering up to 16% APY* (Annualized
Percentage Yield)!! This program has been designed for investors
who seek maximized returns on their money, but do not require that
their interest be paid in installments, similar to a "Certificate
of Deposit". The minimum investment to qualify for this program

THE FOLLOWING TERMS ARE CURRENTLY AVAILABLE:
Senior liens (1st Mortgages) = 1 Points + 12% fixed interest
Minimum term commitment = 6 MONTHS
Minimum investment= $ 100,000
Interest continues to accrue and is paid upon sale of property, refinance
of your position or upon maturity of your note, whichever occurs
first.
All liens are secured by real estate at no more than 75% of the property's
repaired market value.
16% APY estimate assumes a 90-day average payoff time (not guaranteed).
365 days per year/90 day payoff = 4 cycles x 1 point per transaction
+ 12% interest = 16% APY.
Example:
Investment by Private Lender - $100,000
Term – 1 year
Number of Transactions per year – 4 (the property bought and
flipped to another investor without rehabbing)
Points paid per each transaction - 1
Interest – 12% annually
$100,000 x 12% = $12,000 + ($1000 x 4) = $16,000, i.e. 16% annually.
#2: MAXIMUM RETURNS PROGRAM - JUNIOR LIENS

who seek maximized returns on their money, but do not require that
their interest be paid in installments, similar to a "Certificate

Junior liens (2nd or 3rd mortgages) = 2 points + 14% fixed interes:
Minimum term commitment = 6 months
Minimum investment= $ 10,000
Interest continues to accrue and is paid upon sale of property, refinance
of your position or upon maturity of your note, whichever occurs
first.
All liens are secured by real estate at no more than 75% of the property's
repaired market value.
22% APY estimate assumes a 90-day average payoff time (not guaranteed).
365 days per year/90 day payoff = 4 cycles x 2 points = 8 points
per year + 14% interest = 22% APY.
Example:
Investment by Private Lender - $100,000
Term – 1 year
Number of Transactions per year – 4 (the property bought and
flipped to another investor without rehabbing)
Points paid per each transaction - 2
Interest – 14% annually
$100,000 x 14% = $14,000 + ($2000 x 4) = $22,000, i.e. 22% annually.
