To begin negotiations with the lender, you need to provide us with the following
documents and information that will be organized into a short sale package.
The package usually includes the following items (items may vary depending
upon the lender):
Write the loan number on the top or bottom of each document
- Borrower Financial
Information Form 1126 PDF
- Seller’s Hardship Letter
- Any Supporting Documentation for Hardship
- Authorization to Release Information PDF
- 2 Months Pay Stubs
- 2 Years FULL Tax Returns & W-2’s
- 4 Months Most Recent
Bank Statements (checking, savings, etc.)
- 2 Repair Estimates for the Property (handyman repair
or contractor proposal)
- Current Mortgage Statement for 1st Loan
- Current Mortgage Statement for 2nd Loan
- Purchase and Sale Agreement (signed by sellers and
buyers)
- Doctors’ Reports (if any)
- Original Mortgage Documents and HUD 1
- Letter FSBO that seller tried to sell for 90 days (if
applicable)
- 3 Comparable Sales for the Property
- Lease or Rental Agreements for rental properties, Rental
Property Schedule (if applicable) PDF
- First Mortgage Holder may ask for a Payoff Amount from
the 2nd
- Second Mortgage Holder may ask for a Payoff Amount
from the 1st
- Realtor Letter along with expired listing or withdrawal
- CMA (Comparable Market Analysis) Report(s)
- BPO Report
- Pictures
- Proof of Taxes & Insurance if not included in loan
payment (copy of bill)
- Homeowners Association Statement (if
applicable)
- FHA and VA have their own forms and special requirements
