HOW TO SAVE THOUSANDS OF DOLLARS ON YOUR NEXT PROPERTY PURCHASE

If you are looking to purchase any residential or commercial real estate and you would like to save THOUSANDS of dollars, please follow the steps indicated below.

1)  Locate any residential or commercial property to purchase without using the services of a Real Estate agent. You can locate a property using the following sources:

• Websites: www.NYTimes.com, www.newsday.com, www.newyork.craigslist.org, www.realtor.com,  www.ForSaleByOwner.com, www.owners.com, www.HomesAndLand.com, www.RealEstateBook.com, www.century21.com, www.coldwellbanker.com, www.prudentialelliman.com, www.remax.com, www.era.com, www.fillmore.com, www.laffey.net, any local real estate companies’ websites;

• Newspapers and magazines: any local newspaper, New York Times, Newsday, Real Estate Book, Homes and Land magazine, and many others.

• Go to the Real Estate Articles and Links section on www.GetLowRate.com, which can be found under News and Resources in the Residential Loans section of the website, and browse through the links we provided for your convenience;  

• Open houses, Friends, For Sale By Owner Signs, or any other sources.  

2) Before you will go to look at a property, you MUST call us 888-9-LOAN-99 (888-956-2699), or 877-IGOR NOBLE (877-446-7662), or email to us at save@GetLowRate.com. Based on our agreements with some of the real estate companies, one of their licensed real estate agents will go with you to show a property that you have found. If you like the property, that Real Estate Company will present an offer on your behalf and represent you during the purchase transaction for a reduced, discounted fee. (This fee is normally paid to the Real Estate Company by the Seller.)

3)  Apply for and obtain financing to purchase the home through us.  All programs and down payment options are eligible.  We can give you a formal pre-qualification letter before your offer is presented.

4) 2/3 of the real estate commission that will be paid at the closing by the seller to the Real Estate Company that will present an offer on your behalf will be credited to you. (See sample below)

5)  TELL YOUR FRIENDS!

Assuming a Seller will pay to the Selling agent a real estate commission of 3%

Reduced Fee To Represent You:

Usual 3% Commission, Paid By Seller:
$15,000
YOU SAVE:
$10,000

Here is how you save:  From the $15,000 standard commission normally paid to the selling agent’s company (the company that brings the buyer) by the Seller, we contribute $5,000 (1/3) to your estimated closing costs.  We also apply $5,000 (1/3) to your sales price of $500,000.  This lowers the price you pay for the property to $495,000. The Real Estate Company’s discounted fee is $5,000 (1/3).  All together, that totals $15,000.  The result?  The purchase price is reduced, the new loan amount you need is reduced, the interest rate may be lower, the mortgage taxes and your total closing costs are also reduced!  YOU SAVE a total of$10,000! 

If the Seller in the contract with the Listing agent (an agent who listed the property for sale) agreed to pay to the Selling agent (the company that brings the buyer) only 2% commission (in our example $10,000), the $10,000 will be divided as follows: $3,333.33 (1/3) will be contributed towards your estimated closing costs,  $3,333.33 (1/3) will be applied towards your sales price of $500,000, and $3,333.33 (1/3) will be our discounted fee.  !  You save a total of $6,666,66!  Larger sales prices will increase the benefit to you.  And remember, tell your friends!  Call us for details.

 Moreover, YOU are going to be a person who will decide where your share (in our first example $15,000) is going to be applied to. YOU may decide to apply the whole $15,000 towards the purchase price, or the closing costs, or to buydown the interest rate, or to get the whole $15,000 in cash at the closing. It is your choice and we will honor it.
